    It is a proactive service, which means we work hard for you. We don’t sit around waiting for a buyer to come to us, we actively go out and find one for you! And at the same time we also find you your next home!

    Yes, absolutely. We have no problem with you still trying to get a conventional sale. We can also try to sell your property as well as looking for an exchange for you. You do need to be aware that your other agent may increase their commission or charges if you advertise ‘multi agency’. (we don’t do that)
    We charge a % fee on completion of your sale or exchange, much like a conventional estate agent would. We would be happy to go through this with you when we meet. We do not ask for any fees upfront, we only get paid when we do the job.
    Not at all, you can trade up, trade down, or make a sideways move. If the property you move to is a higher price you pay the difference, if it is a lower price the buyer pays the difference to you. This is all sorted out through the solicitors and mortgage lenders so don’t worry.
    Afraid not! You are still effectively selling your property and buying another one, so the taxman still wants his cut! The good news, however, is that certain areas of the town are exempt from stamp duty up to a certain level. Ask us for more details
    We will make your number one choice our priority in searching for your exchange, but remember the more flexible you can be, the more chance you have of finding a match quickly. When we meet up we will discuss all your priorities and get a thorough understanding of your requirements and motivations for your move.
    When we find a potential exchange match for you, we will accompany you on your viewings, and the other party when they view your property. We feel this is important for service and security, but it also helps you to ‘sell’ your property if you are not comfortable doing this, and we can often point things out or suggest solutions along the way.
    Of course. We are very comfortable negotiating with both parties, and it’s our job to help find the best solution for everyone. We can do this at our office, on comfy sofas over a coffee, or we can come to you to help sort things out.
    No, we just want to help you along the pathway of your property move, and if you don’t have a solicitor already for example, you will need one to complete your sale. Our information pack also gives lots of other helpful hints and contact details to make the process of house moving go smoothly.
